Description

We contribute to the future of the WTC complex in Brussels' Northern District.

ZIN is the project for the redevelopment of Towers 1 & 2. To realize this, Befimmo has called us to implement both the primary steel structure, designed by Greisch, the aluminum façades and glass roofs and the greenhouse technology.

ZIN is a multifunctional project that is harmoniously integrated into the existing urban ecosystem. Special attention has been given to architecture, environmentally friendly design, and circularity. The former World Trade Center, built in 1979, has been largely demolished, except for the concrete stair and elevator cores. A new tower has been built around these structures, seamlessly fitting into the high-rise landscape of the Brussels skyline.

At the base of this tower, we have constructed an impressive greenhouse measuring 30x60 meters and 20 meters high. This green oasis serves as an inviting entrance and surprises visitors with a winter garden. Thanks to large gates, the greenhouse can be fully opened in the summer, ensuring a pleasant climate year-round.

Greenhouse Characteristics

Dimensions and basic structure
The foundation of the greenhouse, with a floor area of 30x60 meters and a height of 20 meters, is a galvanized steel structure, painted in RAL 6019. The round columns and large HEB-400 columns are fully fireproof coated.

Roof structure and photovoltaic integration
The glass roof is made up of asymmetrical saddle roofs, specifically designed for the integration of photovoltaic cells. These cells generate sustainable energy, while the asymmetry of the structure allows for optimal sunlight penetration. The steeper sides are equipped with opening vents for natural ventilation. The last module of each saddle roof is fitted with an access window, providing access to a maintenance rail under the ridge via a walkway. A mobile maintenance cart is provided to be hoisted onto the roof, with fall protection.

Advanced Crown Structures
The roof structure is supported by specially developed crowns that efficiently combine multiple forces. With dimensions of 2 x 1.3 x 1 meters and a weight of 400 kg per crown, they provide a stable base for the truss intersections.

Innovative Bolt Connections
The bolt connections in the steel structure are integrated, ensuring both an aesthetically pleasing and structurally optimal solution.

Greenhouse technology

The greenhouse features internal shading on the façades, an irrigation system, and an advanced climate control computer.

This combination of technologies and features ensures an optimal balance between energy efficiency, climate control, and ease of use.

Sustainable design and material use

The greenhouse is designed with a strong focus on sustainability. Steel and aluminum have excellent recycling rates: more than 90% for steel and around 70% for aluminum. The design minimizes environmental impact and supports a sustainable future through efficient use of urban space and renewable energy.
